Default uk morgages....

this is doing my head in now....

our buyers changed solictors 2 weeks ago due to getting a local solictor and since i have heard nothing so i rang my solicitors today and the ea and this is what i gather from them....


buyers are waiting for there morgage offer to be sent out again (too the new solicitors) so they can send to solicitors then to mine they have there notice on there rented property ie start of november its up yet they dont have there 2nd offer of morgage.....

my worry now is is that they wont get it due to the banks not lending???

am i worrying for nothing or could i have a valid point?????


its doing our heads in just waitng even the ea said to me today she hopes it all goe's thru but she didnt sound too sure (tone of her voice)

Calm down Gerry , i would think ... or hope to think that the buyers wouldn't get thus far without being checked out to be sure they can afford it . However thats not an offer , but it does take time & banks time is not same as ours .

Its always a worry that no offer of mortgage will be made , we are same but as we heard nothing to say there is no offer we assume there is .

suppose so scott its just so frustrateing that they had there first morgage offer in place and ready to go they then changed solicitors 2 week ago for one that is local rather than down south

and now we are waiting for the bank to comfirm there offer i am just thinking now that they may not get a morgage at all so then they are up sheet creek and so are we

Why did they change solicitors ? surely they had a contract with their others ?

not sure just that the ones they did have were from birmingham and the ones they have now the ea use and are local

still odd though i would of payed the original solicitors fees for em to get it moving though......

think the local ones are a lot cheaper........

I'm no expert Gerry but I would think if there was already an offer of mortgage on the table then it will still be there?!! They've just changed sols not mortgage lenders so I would assume its just a case of changing the details on the original offer of mortgage. Like Scott says - these people are in no rush mate. Just hold on flower, it'll work out for you.

just had an interesting phone call


roughly this is how it goes....


there offer of morgage is 8k short of the asking price on market inlcudeing there 10k deposit...

so they were pulling out because of that i got all the sorrys etc etc

then when i was on phone to ea i got the brain wave sod it tell em we will knock the 8k off so the buyer was ringing his morgage lender chelmsford or somat like that, but ea was going home so i will find out now tomorrow if its all still ok......

i presume i am back to nearly the start of exchanging again ie 4 weeks??? i just hope the stupid bank says ok we will lend you what we said we will lend you

my tracy is on about just taking it off market and waiting a year if this doesnt go thru but i am acheing to go, just so confused now really as to what i/we should do esp if it falls flat on its face again its just upsetting
